Booking and cancellation terms

When booking and cancelling accommodation services, we comply with the following terms and conditions. These terms and conditions become binding on both parties as soon as the customer has paid the booking fee.

1. BOOKING AND PAYMENT
We do not make preliminary reservations. The reservist must be at least 25 years old and, upon request, provide proof of identity. The reservation fee is 65€. The reservation fee for special dates is 250€. The entire rental must be paid three weeks before the start of the reservation or the reservation will be cancelled. Pets are allowed for a separate fee.
2. VILLA OPERATION TIME AND CLEANING
The property is available from 4 p.m. on the day of arrival and must be handed over by 12 noon on the day of departure.
Even if the initial cleaning has been ordered, we require that the object remains normal, i.e. furniture and other equipment in place and intact, garbage taken to the garbage collection point, and the largest stains and traces of dirt removed. Dirty dishes should be put in the dishwasher or collected on the sink. The courtyard area of the villa should also be tidy.
3. NUMBER OF PERSONS
The property must not be used by more people than indicated in the destination information. Camping with a tent or caravan/car in the courtyard of the villa must be agreed separately with the landlord.
4. FIRE SAFETY AND ALLERGIES
Smoking is prohibited inside the property. Smoking indoors is subject to a fine of €1000.
Candles should not be burned indoors. Fragrant oils etc. must not be placed on the sauna heater, and textiles must not be dried in the sauna.
We are not responsible for allergies, etc. caused by unauthorized smoking, use of fragrances or animal dust to the customer.
5. COMPENSATION FOR DAMAGES AND FOUND GOODS
The booking agent is responsible for the property and its belongings during the rental period. The furniture or belongings of the villa should not be taken outside. The customer is obliged to immediately notify the object or its movable property of the damage caused to it and compensate the owner for it. We are not responsible for the customer's belongings that are stored or forgotten in the accommodation or other premises.
6. CHANGE
Bringing a hot tub, a bassinet or a swimming pool into the yard must always be agreed separately with the landlord.
Charging an electric car must always be agreed separately with the lessor.
Bed linen must be used in the beds and a sheet cloth in the sauna.
The barbecue is available to renters from April to October.
Delays and compensations

7. COMPLAINTS
The customer must immediately notify the owner of any deficiencies or defects in the service or accommodation. In this case, they can, if possible, be repaired or refunded already during the stay.
8. CANCELLATION
The owner must always be notified in writing to villakaarnahimos@gmail.com and the cancellation is deemed to have taken place at the moment when the villa owner is informed of the cancellation. Failure to pay the bill is not a cancellation!
Cancellation at least 21 days before the start of the rental period: the booking fee is non-refundable. Any other payments already made will be refunded to the customer.
The owner has the right to cancel the reservation in the event of force majeure or an obstacle independent of the owner, e.g. fire or water damage. In this case, the customer has the right to get the rent paid back in full.
