The
well-equipped Lumme Villa is available for rent all year round and offers all the modern comforts just like your home.
Getting away from everyday life is easy to reach here in the tranquility of Hämälä, as Lumme is only about an hour's drive from the capital region and other major cities in southern Finland. The Helsinki-Tampere motorway is just a 10-minute drive from the villa.
The Lumme cottage was completed by Christmas 2007. Our snow comes first when you turn to the cottage road. The distance between the water lily and Kaisla is 150 meters. The timber between the huts prevents direct line of sight.
The nearest neighbor of the Lumme cottage is about 60 meters. The cottage is used by the host family (only in summer) and there is some wood between the cabins and the piers to prevent direct line of sight.
The total area of the villa is 135 m2 and the apartment area is 108 m2. Downstairs there is a living-kitchen, 2 bedrooms, a toilet, a small dressing room, a washroom and a wood-burning sauna for 4-5 saunas. Upstairs is a sleeping loft. Firewood and wireless Internet access are included in the rental. The cottage has water-circulating underfloor heating.
The larger bedroom has a double bed and the smaller one has two single beds. The sleeping loft has two beds and a sofa bed, with two extra beds for children if needed.
The large terrace has yard furniture and the private beach is only 25 meters away. During the summer, a gas grill is available on the terrace.
The courtyard is lit up to the pier. The yard has a lawn and a tile path runs to the shore. The view is northwest. Behind Kriip Island looms Vanajanselkä.
The beach is shallow with a mud bottom. There is a pier and a rowing boat on the shore. The pier is of solid construction, to which it is easy to attach your own motorboat. There is about a metre of water at the end of the pier. Near the beach there is a campfire place and yard furniture.
Baby gear is bookable. Equipment includes a crib, high chair and potty.
Maximum occupancy is 6+2 (6 adults and 2 children). The cabin must not be used by more than the stated maximum number of beds (6+2). In case of suspicion of an excess of the number of persons, the landlord has the right to go to check the situation during the rental.

For weekend bookings, the cottage is available from Sun until 8 pm.
If the reservation is made earlier than three months before the rental, we will charge a reservation fee of 25% of the rental. The reservation is confirmed when the reservation fee has been paid. In this case, the final invoice must be paid six weeks before the start of the rental. The reservation fee will be withheld in case of cancellation.
If the booking is made later than three months before the rental, we do not charge a separate booking fee. In this case, we will charge the entire rental amount approximately two months before the rental. If the booking is cancelled, we will withhold 25% of the rental price as a booking fee
.If the rental/reservation fee has not been paid by the due date stated on the invoice, we will consider the reservation cancelled.
If the reservation is cancelled after payment of the rental 30 days before the start of the holiday, we will withhold 50% of the rental price. If the booking is cancelled later than 14 days from the start of the holiday, we will withhold the entire rental amount.
We hope to receive written information about the possible cancellation (letter, e-mail) as soon as the obstacle arises.
If the reason for the cancellation is a sudden illness, etc. (medical certificate required) we withhold 25% of the rent and return the rest of the rent to the customer. In case of cancellation during the holiday, the rent paid by the customer will not be
refunded.The landlord has the right to cancel the reservation in case of force majeure, in which case the customer will be refunded the rent in full.
The owner is not obliged to compensate for any damage or expense caused by a third party (e.g. electricity company) or due to natural conditions.
During the rental period, the owner of the cottage takes care of snow work for the access roads that can be used by tractor. The tenant is responsible for cleaning porches, stairs and paths, as well as moving around them at his own risk.

The use of a tent or caravan on the territory of the resort without the permission of the owner is prohibited.
Pets are not allowed in the cottage.
Smoking is prohibited indoors.
Washing dishes is not included in the final cleaning.
The customer is obliged to compensate for the damage caused to the resort or its property.
