cozy cottage in Orresoka, Luosto, has room for even a large family/group. There is room for up to eight. The cottage has 3 bedrooms and 3 toilets.

The cottage is on two levels and measures 126 square meters. On the ground floor there is a spacious open living/kitchen (with fridge/freezer, ceramic hob, convection oven, coffee and electric kettles, toaster, dishwasher, microwave, storage fireplace, TV, radio), bedroom (double bed/2 single beds), hallway, toilet, utility room (washing machine, drying cupboard), iron and board), sauna and washroom. Upstairs there is a toilet, two bedrooms (each with 2 separate beds) and a lobby (with a sofa bed, a separate bed, a TV (e.g. Watching Netflix, Screen, YleAreena is successful, the basic channels, unfortunately, do not appear)). The cabin has very functional Wi-Fi, so even remote work
can be done at the cottage.
For guests with small children, there is a travel cot, high chair, potty, reduction ring, podium and security gates at both ends of the stairs. If requested in advance, also include a baby bath. In addition, there are toys, books and games for children
.
In addition, there is a carport and a storage building, where it is good to store mountain bikes in summer and skis in winter (and of course also to service them). In stock you can also find free snowshoes, kick sledges, sledges for children, STIGA sleds (2 pcs), snow shovels etc.
For
weekly rentals, the exchange date is Friday, but outside the high season, the exchange date can be arranged depending on the rental situation. Rentals shorter than a week only if agreed separately. Firewood is included in the rent. Bed linen and towels are rented 20€/person. self-made /30€/person. pre-laid. Final cleaning is always included in the rent!
Electric cars can be charged! In the carport you can now find an 11 kW charging station with load management and a fixed Type 2 cable. Charging starts with an RFID card, which is inside the cabin. And best of all: the download is included in the price of the weekly rental
. The
storage room and doghouse attached to the cottage are not used by tenants. The cottage is very suitable even for allergy sufferers, because pets have never been indoors!

Booking and cancellation terms
Booking
Reservations are always made in writing directly from the owner to the e-mail

reservation must be at least 20 years old when making the reservation.
The reservation must indicate the personal details, address, e-mail
address, telephone number, date of rental (start and end), how many people are coming, number of children and age.
When booking, please note that the cottage is not rented for partying/party purposes.
It is forbidden to bring pets to the resort.
Smoking is strictly prohibited in the interior of the cottage, in
storage buildings, as well as on the outdoor terrace and balcony. If there is smoking in the
cabin, we will charge cleaning costs.
The cabin can be used by up to 8 people unless specifically agreed.
It is forbidden to bring bunnies to the cottage.
It is forbidden to make noises/music outside or
other noise disturbing the neighbours between 22:00-08:00 at the cottageCancellations
Cancellations must always be made in writing to the owner's email (nikki.toivonen@gmail.com).
Failure to pay the reservation or final payment does not mean cancellation of the reservation
!
If the reservation is canceled at least 30 days before the start of the reservation and the reservation fee of 250 euros has been paid, the
reservation fee will be charged 50 euros and the remaining 200 euros will be returned to the bookmaker.
If the cancellation is made 14-29 days before the start of the reservation, the booking agent will be refunded the paid cabin rent minus the
reservation fee of 250 euros.
If the cancellation is made less than 14 days before the start of the booking, the payment made by the
customer will not be refunded at all.
We recommend travel insurance, which also covers the cost of cancelling a trip, e.g. in case of
illness. -

The reservation fee is 250 euros, which must be paid within 7 days of the booking confirmation.

For weekly rentals, the cabin can be taken over at 16:00 and the cottage must be handed over no later than 11:00 on the day of departure.
The key to the cabin is located in the key cabinet near the front door.
The key locker code will only be communicated to the person who booked the cottage well before the start of the rentalkey should be kept in the closet at all times and should be left there even when leaving the
cottage. It is worth saving the key cabinet code on the phone.
Please note that the doors must always be locked from the outside with a key.
An additional key can be found in the keychain in the entrance hall, where it should be left when leaving the cottage at the end of the rental.

The rental of the cottage includes the right to use the cottage for the allotted time.
Please note that sheets and towels are not automatically included in the rental.
Bed linen and towels (when added to the bed 30 eur/set, self-made
20 eur/set) can be ordered at the time of booking.
The rent includes toilet paper, kitchen paper 4 rll, sauna flets, hand soaps for each toilet, dishwashing detergents for the machine and hand counter, garbage bags,
laundry detergent.
Firewood is also included in the rent. Similarly, charging a rented electric car at a charging station located in the yard of the cottage

Final cleaning is included in the rental, but the renter must do a general appearance check on the day of departure
