VALKIAJÄRVI VILLAS RESERVATION CONDITIONS We adhere to the following conditions when booking villas. The terms and conditions will be binding on both parties once the customer has paid the booking fee mentioned in these terms and conditions. CANCELLATIONS A cancellation must always be made in writing, failure to pay an invoice is not valid as a cancellation. Cancellation is considered to have occurred at the moment when the notice of cancellation has been received by the booking office. If the customer cancels their reservation earlier than 5 weeks before the start of the rental period, the cancellation fee of €50 will be charged. If the cancellation takes place later than 5 weeks before the start of the rental period, an advance fee will be charged. If the reservation is cancelled before the start of the rental period due to a sudden illness, accident or death that has occurred after the reservation, which has befallen the tenant or his immediate family, he or she is entitled to a refund of the rent paid less the cancellation fee of €50. The event must be reported to the booking office without delay and provide a medical certificate or other reliable report. If cancellation due to the above reasons occurs during the rental period, the rent will not be refunded. If the customer wishes to change the rental period, this will be considered a cancellation of an earlier booking and a new booking. THE LANDLORD'S RIGHT TO CANCEL THE RESERVATION In the event of force majeure, the landlord may cancel the booking. In this case, the customer has the right to get the rent paid back in full. Any costs incurred by the customer from the cancelled booking due to force majeure are not reimbursed. TERMINATION OF THE LEASE AGREEMENT DUE TO A DISTURBANCE OR AN INCIDENT IF, DESPITE THE LANDLORD'S NOTICE, THE TENANT DOES NOT CEASE TO CAUSE DISTURBANCE OR DANGER TO THOSE IN THE NEIGHBOURING PROPERTY, THE LANDLORD HAS THE RIGHT TO TERMINATE THE TENANCY IMMEDIATELY. The costs incurred for all of the above measures shall be invoiced to the booking agent.
Payment terms
PAYMENT After making a reservation, the customer will receive an invoice/confirmation and bank transfer forms either by post or email for payment. The reservation is confirmed after the customer has paid a prepayment of 30% of the rental. The advance payment must be made within 7 days from the date of confirmation. A separate invoice is placed for the final payment, the due date of which is 5 weeks before the start of the rental period. If the reservation is made later than 6 weeks before the start of the rental period, the rent must be paid in full immediately. If the payment for the reservation is not paid on time, the landlord has the right to cancel the reservation. Any cash payments will be agreed with the renter and landlord separately.
Delays and compensations
STAY IN THE VILLA The villa is available to the customer for weekly rental from the day of arrival at 16.00 until the day of departure at 11.00. For weekend rentals, the villa is available to the customer from Fri 12 to Sun until 6 pm, unless otherwise agreed.
Damages and deposits
DAMAGES The customer is obliged to compensate the damage caused to the villa or its movable property.Complaints All comments and complaints relating to the equipment and condition of the villa must be submitted to the landlord without delay. The claim must be made in writing and must be with the landlord no later than 30 days after the end of the rental period. However, the landlord's liability is limited to the amount of the villa rent. The landlord cannot accept responsibility for any building noise, etc., caused by outsiders.
