Booking and cancellation terms
The person making the reservation must be of legal age (18 years or older) at the time of booking.
Once the customer has made the reservation (usually electronically), the customer will be sent
by e-mail two invoices for booking and rental payment, as well as contact details of the owner. All comments relating to invoices must be notified to the invoicing officer within 5 days of the date of the invoice
.The resort booking fee (100.00 euros) must be paid within 7 days on the invoice
to said account. When paying, use the reference number indicated on the invoice. Reservation
is confirmed and the general booking and rental conditions become binding upon payment of the booking fee
after.
Cancellation must always be made in writing and will in any case be charged EUR 100.00
in the form ofcancellation costs. Even if the owner were allowed to market the resort to another customer from whom
the corresponding amount is recovered, the advance payment (100.00 euros) is not refunded only
charged in the form of cancellation charges.
If the renter cancels the reservation, the owner has the right to charge for the cancellation
expenses in addition to the booking fee.
Cancellation fees:
- Cancellation more than 29 days prior to arrival: Booking fee 100.00 euros
- Cancellation 14-28 days before arrival: 25% of the agreed rental price
- Cancellation less than 14 days before arrival: 100% of the agreed rental price.
If the cancellation is based on the death of the customer or a close relative, a serious accident
or illness, the customer is entitled to a refund of the rental fee. In this case
the cancellation must be notified as soon as possible and the reason for the cancellation must be established;
to thelandlord in a reliable way (eg, with an official medical certificate).
Herein the case, the customer will only be charged the booking fee to cover the administrative costs.
If the customer makes changes to the reservation (number of persons, time of booking, additional services),
this will be considered to cancel the original booking and make a new reservation.

Payment terms
The rent of the cottage must be paid no later than 14 days before arrival at the resort.
The final payment includes the rent for the entire stay (€100.00 booking fee
withthe exception of). If booking “Villa Jänkhälän” is made on short notice, i.e. less than 29
a day before arrival, the customer receives only one invoice, which includes all the rent
related expenses. In this case, the reservation fee is not charged separately

Insurance and own risks
The customer is responsible for the damage caused to the resort or its movable property by himself, his guests during the rental period and is obliged to compensate
damage caused to the owner of the rental property. The customer must immediately inform
damage to the owner. In the event of damage that can be considered caused by the customer
during the rental period, not stated, the customer will be invoiced for the cost of the damage
after the end ofthe rental period. The owner is not responsible for the customer's movable property or
damage to property during the rental period of the resort.
