Aihkinpesä is a magnificent semi-detached apartment located in the popular and prestigious Rukanriuta area of Ruka. The cottage is located on the shore of Saukkolammi, in the armpit of the old Aihkimänny. Downstairs there is an open kitchen and living area with a storage fireplace, a spacious bedroom, a sauna and a washroom, as well as a separate toilet. Upstairs there are two large bedrooms (13 and 16m2) and a toilet. In the warm basement space there is a garage, a ski maintenance room and a semi-heated space decorated as a movie and games room. Access to the basement space is carried out from the outside through the garage door.
The cottage is located near Ruka's services, next to trails, toboggan and mountain biking trails. The nearest shop (Ruka Market) is 1,4km from the cottage, 2.5km to Rukakeskus and approx. 300m to the SkiBus stop

Cabin equipment: induction hob, dishwasher, fridge-freezer, oven, microwave, coffee and electric kettle, toaster, high level tableware, gas grill on the terrace.
Washing machine and drying cabinet, iron and ironing board. Fireplace with glass doors and firewood, 3 TVs, wireless WiFi. Toilets total 3 pcs, hair dryers 2 pcs.
High-quality frame mattress beds for 7 people as sleeping places, upstairs the beds can be separated.
For children, the cottage has a high chair, a cot, a potty and a child gate at the top of the stairs, a bobsleigh, sledges and mini skis. PS3 game console and a few games as well as board games.
The cottage was completed in August 2014. The cottage has pleasant water-circulating underfloor heating in all rooms, as well as mechanical ventilation.
The use of a hot tub/hammock on the property of the holiday home is not permitted during the cold season.
No smoking indoors
Small, perfectly clean dogs are also welcome at our cottage. As long as we make sure that the dog is not on the couch or in the beds and the yard also stays clean. Our hope is that the dogs wouldn't go in the backyard. This way you would not have to make snow angels in the 'yellow snow' after the sauna;) Please bring your own bed and cups for the dog.
Pet surcharge 100 euros
In winter, for weekly rentals, the exchange date is Saturday.
A mandatory cleaning fee of 150€ is added to the rent.
A set of bed linen is also available (22€/person including bed linen and towels, when padded the price is 26€/person).
Ourcottage can accommodate up to 7 people + a crib child. Under no circumstances should the basement space be used for accommodation.
The cottage is available from 5 p.m. on the day of arrival and until 11 a.m. on the day of departure.

Booking and cancellation terms
Cancellation must always be done by e-mail (please confirm the read receipt by request/call). The cancellation shall be deemed to have occurred at the moment of receipt of the notice of cancellation
.An advance fee will be withheld for cancellation of the reservation. If the reservation is cancelled later than 30 days before the start of the holiday, the full rental price will be charged. If the holiday destination can be rented to another customer at a similar rental price, only the advance payment will be withheld as cancellation costs
. Thecustomer is entitled to a refund of the amount paid, except for the advance payment, in the event that the customer himself or a person living in a joint household with him becomes seriously ill, suffers a serious accident or dies. The cancellation must be notified without delay and substantiated in a reliable manner, e.g. a medical certificate. If the cancellation occurs later than 48 hours before the start of the reservation or during the reservation, the payment made by the customer will not be reimbursed
.In the event of force majeure, the owner may cancel the reservation. In this case, the customer is entitled to a full refund of the amount paid. If the booking is interrupted due to disruptive behaviour, the charges will not be refunded

Payment terms
The
customer will be sent an invoice or payment instructions by email. The reservation is confirmed when the customer has paid the advance payment (20% of the cabin rental price) by the due date, or has paid the entire rental price in one go. The final payment is due no later than 30 days before the start of the holiday. If there are less than 30 days from the beginning of the holiday, the full amount will be paid at once by the due date indicated on the invoice.

Delays and compensations
Bed linen and towels are not included in the rental price. The tenant can bring his own bed linen with him or rent them separately at an additional cost when making a reservation. Bed linen must be used
. Theholiday home has a final cleaning. The tenant should observe general cleanliness in the interior of the holiday home as well as the surrounding area. The holiday home should be left in the same condition as it was when the tenant arrived. Before leaving, the tenant should wash his dishes and put the dishes in place, take out the garbage bags to the place reserved for them, and put the furniture in its original places. The tenant should take care of the cleanliness of the holiday home during his vacation himself. If the tenant keeps his car in the garage of the holiday home, the drain marks and other dirt and debris left by the car's defrosting must be cleaned up after the end of the holiday. Garage cleaning is not included in the
final cleaning.It is forbidden to take a snowmobile to the garage.
The holiday home may be used up to the maximum number of people indicated when booking the holiday home. The holiday home has a total of 7 beds (+ cot). It is forbidden to use a camper/trailer or tent on the property of the resort without the owner's permission. Charging an electric car from the holiday home's electrical network is prohibited unless it has been agreed in advance with the landlord

Damages and deposits
The tenant is obliged to compensate the owner of the holiday home directly for any damage caused to the holiday home or its property. If the tenant loses the key to the holiday home, he is obliged to reimburse the costs of replacing the locks
.The Owner shall not be liable for any damage caused to the Customer as a result of force majeure or a similar cause (e.g. natural phenomena, power outages, etc.) which was not caused by the Owner and whose consequences could not reasonably have been prevented.
All comments and complaints relating to the resort must be addressed directly to the property owner or forwarder immediately after their subject has arisen and during the booking process.
