Ilvestupa - great reindeer atmosphere. Available, for example, weeks 14-15 and week 17 starting from Easter Saturday and weeks thereafter!Ilvestupa is a romantic terraced house apartment in western Ruka next to Salmilampi lake for an atmospheric and comfortable holiday by the fireplace and surrounded by beautiful nature. The apartment has been renovated and the furniture has been recently renovated. The stairs leading to the loft (see photo) have been renewed, now the passage to the loft is easy and safe for both children and adults. The stairs additionally have security gates at both ends.Dinnerware for eight people, refrigerator freezer, coffee and electric kettle, microwave, oven, toaster, hand blender, electric whisk, electric grill and other necessary kitchen utensils for preparing delicious food. In addition, in the kitchen cabinets you can find basic spices, sugar, salt, coffee, tea, cocoa, baking paper, foil and fresh film.A dishwasher, a washing machine and a drying cupboard for clothes make vacationing easier and save time for comfortable togetherness and relaxation.The apartment (49+13 m2) includes a spacious living room, kitchen, bedroom, sauna, bathroom, separate toilet, upstairs loft, spacious hallway for outdoor clothes and shoes and ski storage. The downstairs bedroom has a double bed, which can also be separated into two separate beds if necessary. The living room downstairs has a spacious, spreading sofa bed that can sleep 2 people. The 13 m2 loft upstairs has one 160 cm double bed, which can be separated into two separate beds, plus mattresses, blankets and pillows for 4 people. That is, there are sleeping places for up to 10 people in theapartment.Renovated bathroom with rain shower after atmospheric sauna ends a brisk day of outdoor activities. In front of the well-equipped kitchen, it is possible to cook and eat with a group of people. And after that to relax by the fireplace or for a while on the terrace to listen to the sounds of nature. From the terrace a wonderful view of Salmilampi, where you can see the life of swans and waterfowl in the summertime. Also, reindeer move right next to the terrace.The apartment and terrace offer good views of Salmilampi and the Valkeaisenvaara towering behind it.The apartment offers free WiFi, a 55-inch 4K/HDTV with HDMI cable, DVD player, CD player and board and card games. The extensive equipment includes ironing facilities, hair dryer, mosquito net, fan, children's high chair, children's travel cot (including mattress, pillow and blanket), potty, children's sink, pulleys, sliders and firewood for the fireplace. Car parking is located next to the front door of the apartment, and in the wall there is anoutlet for the electric heater of the car.The mechanically operated ski trail runs along the adjacent Salmilampi ice 50m away and along it you can quickly reach Ruka Talvijärvi or the northern run in the direction of Viipusjärvi. Along the route you will find nice places to rest, where you can find warm coffee or juice and, of course, you can also fry sausages. You can also go fishing at Salmilampi if you are interested in fishing.If it's a ski day, the nearest slopes of Ruka are 2.5 km away and the Skibus stop is about 300 metres away. If you're on the move in the summertime, there are many wonderful hiking trails nearby. Kontainen's magnificent vantage point is only 7 km away, Valtavaara peak leaves from Itä-Rukka and Oulanga National Park with its magnificent Bear tours is half an hour's drive away.Shop, gas station and Alko are about 2 km away on foot and Rukakylä with its many services about 3 km away (restaurants, bowling alley, spa services, shops etc.). The Kuusamo Tropic with its water park is 25km away. The nearest EV charging points can be found at Rukakylä parking garage, 3 km away.Unfortunately, some of our customers are allergic, so we cannot bring pets into this apartment.Theweekly rental usually starts on Saturday at 16:00 and ends on the following Saturday at 12:00. The tenant either brings towels and bed linen or it is also possible to order them in advance, 25EUR/person (incl. sheets and 2 towels). The final cleaning belongs to the tenant or can also be ordered in advance, 100 EUR/cleaning. The apartment has a vacuum cleaner, as well as other necessary cleaning tools and detergents.If you have a hybrid or electric car, we can agree in advance to charge the car from the external socket with an additional charge of 10EUR/day. The charging fee will be addedto the rental amount.We prioritize weekly rentals (Sat-Sat or Sun-Sun) especially in high season, but at other times even shorter periods are successful. Booking and cancellation terms
The
rental of the property includes free use of the holiday apartment within the framework of the rules of procedure, bedding (mattresses, blankets, pillows), firewood and basic tableware. The customer brings his own linen and is responsible for cleaning the property during the rental period and at the end of the rental period, unless otherwise agreed*). If the cleaning has not been carried out, the landlord has the right to charge the customer a cleaning fee**). Cleaning instructions can be found in Ilvestuva's cigarette drawer and on the door of the cleaning cupboard. It is not allowed to bring pets to Ilvestupa, as some of our customers are
allergic.*) Bed linen 25 eur/set (incl. sheet, pillowcase, duvet cover and bath towel)
**) Cleaning fee from 100€ - 300€ (depending on the scope of cleaning)
Cancellation should always be made in writing to the landlord of the apartment. Failure to pay the bill is not a cancellation. If the cancellation is made at least 2 months before the start of the stay, the prepayment will be refunded except for the cancellation fee of €50. In case of cancellation less than 2 months but no later than 28 days before the start of the accommodation, the entire advance payment will be withheld. Cancellations less than 28 days prior to the rental period will be charged in full unless the property is re-rented. In the event of a cancellation due to a serious illness or death of the booking or a loved one before the start of the stay, the accommodation rent will be refunded minus cancellation and office costs of €50. In this case, it is necessary to provide a medical certificate
for the reason for the cancellation. -
Payment terms
These terms and conditions are mutually binding and the reservation is confirmed when the customer has paid the prepayment (20% of the accommodation price) by the due date. The final payment (80%) must be paid 28 days before the start of the accommodation. For last minute bookings (starting less than 28 days), all fees will be charged immediately. Ilvestupa is available to the customer from the day of arrival at 16.00 until the departure at 12.00.

Delays and compensations
The property must not be used by more people than stated. The maximum number of persons in the holiday home (8 persons) may not be exceeded unless it has been specifically agreed with the landlord. The use of a tent, motorhome and trailer or rental services (e.g. bath tub) on the holiday home plot without the landlord's permission is prohibited
.If you have a hybrid or electric car, we can agree in advance to charge the car from the external socket with an additional charge of xx EUR/day. The charging fee will be added to the rental amount. In the EU standard, the charging current for cars is limited to 8 amperes, which is therefore the maximum charging current also for Ilvestuva. In addition, the charging device intended for an ordinary outlet must include an overheating protection device, which allows the power to be turned off immediately if the outlet temperature rises above 60 degrees Celsius, for example.
The nearest high-power electric charging points can be found in the underground parking garage of Ruka Village and in front of Kuusamo Citymarket/Alko.

Damages and deposits
The client is obliged to compensate the landlord for any damage caused to the resort or its movable property during his stay. Any comments or complaints relating to the equipment and condition of the accommodation must be addressed directly to the landlord as soon as the subject has been raised. Complaints made afterwards will not be considered
