Paritalo sijaitsee Itä-Rukalla kestopäällysteisen tien varrella Jaakontiellä Vuosselijärven läheisyydessä (n. 200 m), jossa hyvät kalastusmahdollisuudet. Hoidetulle Rukan hiihtoladulle on matkaa n. 150 m, lähimmälle Rukakeskuksen hiihtohissille n. 3 km, ravintolaan n. 3 km, kauppaan 7,2 km (Rukan kylä), Kuusamon keskustaan 28 km ja Kuusamon lentokentälle 29 km. Booking and cancellation terms
The booking conditions come into force when the customer has made the reservation and paid the advance payment. The reservist must be of legal age. Unaccompanied minors are required to have a written commitment from the guardian, which is provided to the renter of the property before the start of the stay. Please note that pets must be brought to the accommodation at the time of booking. Charging for rechargeable cars is not included in the rental price and must
be agreed separately.Cancellation must always be made in writing to the renter of the property. Reservations can be cancelled free of charge before the due date of the advance payment. If the cancellation is made at least 28 days before the start of the accommodation period, the rental amount paid by the customer will be refunded minus the cancellation and office costs of €30. In case of cancellation 28 - 21 days before the start of the accommodation period, an advance payment (30% of the rental amount) will be withheld as cancellation costs. Later cancellations will be charged in full unless the property is re-rented. In the event of a cancellation due to a serious illness or death of the booking agent or a loved one before the start of the stay, the rental amount paid by the customer will be refunded minus the cancellation and office costs of €30
.The lessor of the accommodation has the right to cancel the booking if the advance or final payment of the rental has not been paid by the due date or in the case of force majeur. In this situation, the customer will receive a full refund of the rent
paid. -
Payment terms
The booking conditions come into force when the customer has made the reservation and paid the advance payment (30% of the rental amount) by the due date. Reservations can be cancelled free of charge before the due date of the advance payment. The final part of the rental amount (70%) will be paid 4 weeks before the start of the accommodation. For last minute bookings (less than 4 weeks at the beginning of the accommodation period), the entire rental amount will be paid in one instalment.

Delays and compensations
The transfer of the keys will be agreed at least 2 days before the start of the stay with the property's guardian. The guardian's contact details and driving instructions are included with the final invoice. The keys will be handed over against the payment receipt of the final invoice presented. The cost of replacing the locks will be charged for the lost
key.

The property is available from the day of arrival at 16:00 until departure at 12:00. The property cannot be used by more people than what was agreed upon at the time of booking. The rental of the property includes free use of the holiday home, bedding (mattresses, blankets, pillows), firewood, cutlery and cooking utensils. The customer brings his own linen and is responsible for cleaning the property during the rental period and at the end of the rental unless otherwise agreed. If the final cleaning has not been completed, the lessor of the object has the right to charge the customer the cleaning costs. Smoking is not permitted inside the property -
Damages and deposits
The customer is obliged to compensate the owner of the property for damage caused to the accommodation or its belongings during his stay. All comments relating to the equipment and condition of the accommodation must be addressed directly to the property's custodian as soon as they appear. Retrospective comments will not be taken into account.

Insurance and own risks
The apartment has property and movable property insurance, the deductible for which varies from 500 to 2000€ depending on the type of damage.
