During the winter season, the Ruka-Kuusamo ski trails are next to the cottage, according to the snow conditions, the ski track runs the tracks. Illuminated tracks can be found around the slopes of Ruka and around the centre of Kuusamo. To the center of Ruka and the slopes approx. 5 km, to Kuusamo approx. 20 km. You can reach the toboggan trails from the cottage yard through the ice of Pyhäjärvi. Slopes usually open from October, in stages as the snowfall progresses.
In the summer season, there are good hiking trails in the Ruka-Kuusamo area, closest to Pyhävaara, which you can reach along the path directly from the cottage yard. The starting point of the bear tour in Ruka is about 5km away, Oulanga and Riisitunturi national parks about 30 min drive away. 200m to the shore of Pyhäjärvi with swimming opportunities. You can also fish in Lake Pyhäjärvi. You can rent a rowing boat from me, as well as kayak or mountain bike rental from local service providers. Prices include 10% VAT

Booking and cancellation terms
If
the cancellation is made more than 30 days before the start of the booking/before the final payment is due, the reservation fee will be charged. If the cancellation is made less than 30 days before the start of the reservation, the full rental amount will be charged. If the property can be rented for the same price at the same time, the amount will be refunded minus the booking fee.
Thelandlord has the right to cancel the reservation if the invoice has not been paid by the due date.

Payment terms
A reservation
fee of 150€ will be paid immediately upon booking for the entire rental price. The rest of the rental amount is paid 30 days before the accommodation date. Reservations made less than 30 days prior to the date of stay are due in full and payable immediately
.Failure to pay the bill is not a cancellation, but the cancellation must be made in writing to the landlord.

Delays and compensations
The property is available to the renter from the day of arrival at 16:00 until departure at 12:00. The property cannot be used by more people than what was agreed upon at the time of booking. The rental of the property includes free use of the holiday home, in the summer season (June - August) also a separate storage building, bedding (mattresses, blankets, pillows), firewood, cutlery and cooking utensils, as well as final cleaning. Guests will bring their own bed linen unless they have ordered paid linen at the time of booking. Smoking is not permitted inside the property. It is not possible to use a separate toilet in the rental property. It is forbidden to open fire on the property

Damages and deposits
The tenant is obliged to compensate for the damage caused to the accommodation or its movable property.
Any comments relating to the equipment or condition of the accommodation shall be addressed directly to the owner of the property immediately after they appear.
