  • Booking and cancellation terms

    KIINTEISTÖ OY SAARUANTIE 21 BOOKING CONDITIONS

    Kiinteistö Oy Saaruantie 21 (the “Leaseholder”) complies with these terms and conditions when renting. These terms become binding immediately after the customer has paid the Lessor the advance payment mentioned in the contract terms.

    The landlord reserves the right to price changes.

    Booking and payment

    The customer must be of legal age (over 20 years) at the time of booking.

    The reservation is made online, and confirmation of the reservation will be sent to the customer's email.

    The landlord has the right, without giving a reason, to reject the reservation.

    The

    lease is then created once the landlord has approved the reservation and the reservation fee has been paid.

    The booking fee is 20% of the rental amount.

    If the reservation is less than five weeks from the start of the reservation, the full amount is due to be paid in one time. Otherwise, the remainder of the invoice will be due five weeks before the

    start of the booking.

    The landlord has the right to consider the reservation cancelled if the bill is not paid.

    What is stated in this agreement about the customer also applies to the guest and/or dependent of the customer.

    Cancellations

    Cancellation must be notified to the landlord in writing by e-mail.

    The cancellation is considered to have occurred at the moment when the notification of the cancellation has been received by e-mail.

    If the cancellation occurs later than 35 days before the start of the reservation, the rent paid will not be refunded.

    If the reservation is cancelled earlier than 35 days before the start of the reservation, the rent paid will be refunded except for the booking fee.

    The landlord will not refund the booking fee in case of cancellation.

    The landlord recommends travel insurance for possible cancellation situations.

    The landlord's right to cancel a binding reservation

    The

    landlord can cancel the reservation in the event of a so-called force majeure. In this case, the customer has the right to recover the full amount paid by the landlord

    The landlord has the right to terminate the binding reservation as a result of the customer's conduct if the customer causes a disturbance, damages the landlord's property, fails to comply with the terms of the lease or otherwise behaves inappropriately.

    If the reservation has to be interrupted due to the customer's fault, the charges will not be refunded.

  • Delays and compensations

    Information in the description of the resort

    The

    description of the resort includes mentions of services in the surrounding areas. The landlord is not responsible for information or availability of general services not included in the resort.

    Stay at the resort

    The customer brings his own bed linen and takes care of the cleaning of the holiday home during the rental period, unless otherwise agreed.

    The holiday destination is available to the customer from 4 pm on the day of arrival and the property must be handed over by 10 am on the day of departure. The keys to the holiday destination are handed over to the customer with separate instructions in the so-called dropbox

    . The

    final cleaning included in the additional service or possibly the rental does not include washing dishes and garbage removal. Accordingly, the dishes must be washed and put in place. In addition, the customer should take empty bottles and cans to the trash can and put the furniture in its original places. Food supplies need to be taken away

    .

    The customer is liable to reimburse the cleaning costs caused by negligence and any additional costs to the extent that they exceed the normal cleaning costs.

    If the customer has rented sheets and towels or they are included in the rental price, they should be left in a stack on the bed.

    The customer is liable to pay the extra costs of cleaning the resort if the property has to be cleaned due to an infectious disease, lice infestation, bedbug infestation or other similar infection that the customer has contracted

    The

    holiday home is non-smoking. Smoking is not permitted on the terrace of the holiday home.

    The importation of pets into the holiday home is allowed only with a separate written permission from the landlord.

    The

    landlord does not rent allergy cabins.

    The maximum occupancy of the holiday destination is the maximum number of persons indicated in connection with the rental of the resort.

    The maximum number of guests in the resort is 8 people, of which adults can be 6 people.

    The

    use of any tent, caravan/caravan or other rental services (e.g. a bath tub) is prohibited on the property of the holiday home without the owner's permission.

    Charging an electric vehicle and/or a hybrid vehicle without the owner's permission is permitted only if this is specifically stated in the description. There may be an additional charge for charging. Despite the permission, the customer must ensure that the electric car and hybrid car can be charged in advance.

    Any dispute arising out of or relating to this Agreement or its validity, interpretation, application, breach, termination or invalidity shall be resolved in the District Court of Helsinki.

  • Damages and deposits

    Damages and complaints

    The customer is obliged to compensate the landlord directly for the damage caused to the accommodation or its movable property. Any damage caused must be reported immediately to the guardian and/ or owner of the resort

    Comments regarding the equipment or condition of the holiday home should be addressed immediately after they appear by e-mail to the landlord.

    Force majeure

    The landlord is not liable for any damage caused to the customer due to force majoure or a similar cause (e.g. power outages or natural phenomena) that was not caused by the landlord and the consequences of which the landlord could not reasonably prevent.
