The building is located in a quiet location on a private plot bordering the sandy, low-lying and brightly vegetated Kantojärvi lake, but close to Ruka's activities.
Thescenic outdoor trails of Kontainen and Valtavaara are about 3 km away. There is a toboggan run and a ski trail nearby. Ski slopes approx. 10 km.
The place is ideal for families seeking their own peace. There are no neighbors in the vicinity

Water quality is checked before and after the renter. (Cl, ph, filter, etc.) If the tenant's change date falls on the same day as the pool water change, the water temperature may not be at bath temperature on the first night

Cabin cleaning is included in the price. (approx. Week rental)
Thetenant should wash the dishes, put them in place, take out the garbage, clean the refrigerator, trash closet and tidy up the beds. Take away the food you brought! For short-term rentals, cleaning must be agreed separately
.Bed linen for an extra charge of 20 per person.
Unfortunately, pets are NOT allowed to be brought to the cottage. However, the cabin is not allergy free due to the family's dogs occasionally visiting the

Booking and cancellation terms
The reservation is confirmed when the prepayment (30%) has been paid. The final payment (70%) must be paid by the invoice due date. For last minute bookings (bookings made less than 14 days from arrival), the full amount will be charged in one go, unless otherwise agreed.
The keys will be handed over on the day of arrival, provided that all payments have been made. The accommodation starts at 16:00 and ends
at 12:00 on the day of departure.If a hot tub is rented by a customer, please inform the landlord!
Guests will bring their own bed linen unless otherwise agreed. Bed linen for an extra charge of 20e /person
.The tenant takes care of the garbage disposal, cleaning the trash, washing the dishes, putting the dishes in place, the refrigerator, and cleaning the microwave. (The housekeeper will be there to clean the villa.)
The tenant takes care of the sweeping of the terraces during the winter, the yard area is handled by an outside contractor.
The holiday cottage cannot accommodate more people than what was agreed upon when renting. If the number of people increases, please contact the landlord. Dries and spices are in common use
.Any complaints relating to the object must be addressed directly to the landlord immediately after their subject matter has arisen
In case of damage to the property, notify the landlord immediately. (the tenant is responsible for the damage caused.) If damage, damage or loss of property is detected after the end of the rental period, the owner has the right to recover full repair/renewal costs from the tenant.
SMOKING INSIDE IS STRICTLY PROHIBITED. If we find that there has been smoking inside, we will send an invoice of €200. Tobacco stubs should not be thrown in the yard, but in the garbage
can.FROM EXCESS CLUTTER (VOMITING, etc. STAINED BEDCLOTHES), CLEANING AND WASHING ARE BILLED SEPARATELY
. Incase of cancellation less than 60 days before the start of the stay, a reservation fee will be charged. In case of cancellation less than 14 days before the start of the accommodation, the full rental fee will be
charged.If you want to cheer up and burn candles, do it carefully!
The use of the hot tub must be agreed separately at the time of rental, we charge 300€ for unauthorized use. (The instruction manual for the whirlpool bath must be strictly followed).
We will charge an additional fee of €300 for unauthorised animals, as well as any damage caused.
ELECTRIC CAR CHARGING 0.30€/ kWh. PLEASE INFORM THE LANDLORD IF YOU NEED A CHARGING POINT. (The meter is checked at the end of the rental period and the customer is billed for the reading indicated by the
meter) Thekey code will be sent before the start of the rental date. DO NOT TAKE THE KEY OUT OF THE BOX. ALWAYS PUT THE KEY BACK IN THE BOX AFTER YOU OPEN THE DOOR!
PUT THE VESTIBULE CIRCUIT BREAKER IN THE HOME POSITION, YOU'LL GET THE WATER.
AS THE RENTER, YOU ARE RESPONSIBLE FOR ENSURING THAT THE ENTIRE COMPANY IS FAMILIAR WITH THIS AGREEMENT AND THAT THE CABIN 0N IS IN THE SAME CONDITION AS IT WAS WHEN THE RENTAL STARTED.
