Booking and cancellation termsWhen
renting a cottage, the following conditions are observed. These terms and conditions become binding on both parties once the customer has received the order confirmation.
Cancellation must always be made in writing (letter, e-mail). The cancellation shall be deemed to have taken place at the moment when the notice of cancellation has been received. An advance fee will be withheld for cancellation of the reservation. If the reservation is cancelled later than 49 days before the start of the holiday, the full price of the holiday will be charged. If the holiday destination can be marketed to another customer who receives an equivalent amount, an advance payment will be withheld as cancellation costs.
Notwithstanding the foregoing, the customer shall be entitled to a refund of the amount paid, with the exception of the advance payment, if the customer himself or a person living in a joint household with him becomes seriously ill, suffers an accident or dies. The cancellation must be notified promptly and the matter must be addressed to the landlord in a reliable manner, e.g. with a medical certificate. If the cancellation occurs later than 48 hours before the start of the reservation or during the reservation, the payment made by the customer will not be reimbursed

Payment termsAfter
booking the cottage, the customer will be sent an invoice for payment of the rent. All comments relating to the invoice must be notified within 7 days of the date of the invoice. The reservation is confirmed when the customer has paid the advance payment (30% of the rental price of the cottage) by the due date or has paid both the advance payment and the final payment in one time. The final payment takes place no later than approximately seven (7) weeks before the start of the holiday.

Delays and compensationsThe front
door of the cottage has an electric lock, which is opened remotely at the start of the rental period. On the table of the cottage is the access key for the rental period. The access key is left on the cottage table at the end of the rental period. For the lost key we charge 1000 euros (includes the change of locks)
. Therental of the cottage includes furniture and other movable property. Bed linen and towels are not included in the rental price. The cleaning of the cottage during and at the end of the holiday is handled by the client himself. If at the end of the booking the cleaning has not been completed or it has been carried out inadequately and the owner/caretaker of the cottage has to take care of it before the arrival of the next customer, the owner is entitled to charge a cleaning fee of at least 300€.
Themaximum occupancy of the cottage is the maximum number of persons indicated in the text as the number of beds. The use of a tent or caravan on the territory of the resort without the permission of the owner is prohibited.

Damages and deposits
The parties seek to resolve disputes arising out of the agreement through mutual negotiations. In unresolved dispute cases, cases are resolved in the District Court of Southern Ostrobothnia.
