Villa Metso is located on the shores of the peaceful and deserted lake Kyynätjärvi in Asikkala, 135km from Helsinki. Here you can truly sense the peace of nature and still enjoy all the comforts.
Villa Metso's main building is a modern villa of 113m2 designed by the architect. The single-level main building allows for effortless movement indoors. All three bedrooms have two beds, which can be placed as a double bed or apart. In a quality kitchen, you prepare delicacies for big or small hunger. The atmosphere of the high living and dining area is created by a beautiful masonry fireplace and from the large windows of the space you can admire the peaceful lake landscape. In addition, the main building has a toilet, a dressing room, a bathroom and a wooden sauna. On the south side of the building there is a large observation deck, on which the sun shines almost all day. The terrace is bordered by a large grassy area and there is also a campfire place in the yard.
Villa Metso's log sauna and sauna room are located on the shore of the lake. The wood-heated beach sauna has the opportunity to experience the atmospheric and gentle steam. The pleasure is crowned by a dip in the clean water Lake Kyynätjärvi. Swimming can be reached via its own sandy beach or pier. The tuva has a sofa bed and a fireplace that gives heat, so there is also the possibility to stay overnight.

Rental conditions Villa Metso, Puharniemi from 1.1.2023
Therental is subject to these terms and conditions. These terms and conditions are binding on both parties after the customer has paid the prepayment or advance payment and final payment mentioned in the Terms in one time.
Booking and payment
The person making the reservation must be of legal age (18 years or older) at the time of booking. The reservation is confirmed when the customer has paid 25% of the rent in advance by the due date or the prepayment and the final payment in one time.The final payment will be paid no later than 30 days before the start of the reservation. If it is less than 30 days from the beginning of the reservation, the full amount will be paid at the time of booking (one time). Before the rental period, the customer must present a receipt or other statement of the payment made
.All notes related to the invoice must be reported within 7 days of the invoice date. The invoice is paid as a SEPA payment (IBAN account number and bank BIC code) using the reference on the invoice. The customer will be sent an invoice for the rental for payment
.If the customer does not process the payment on time, the reservation will be cancelled without notice.
Cancellation of a booking
If the customer has to cancel their reservation, the landlord should be notified immediately after the obstacle appears. The cancellation is always made in writing by e-mail and a confirmation of the cancellation is sent to the customer
.If the customer cancels the reservation:
- 30 days before the start of the rental period, the landlord has the right to withhold the advance payment
- later than 30 days before the start of the rental period, the customer will be charged the full rent
Thecustomer is entitled to a refund of the rent paid, with the exception of 25% of the rent, if the cancellation is due to the sudden illness of the customer or the person living with him. In this case, the client must promptly inform about the cancellation and present a medical certificate of the event. If the cancellation takes place during the holiday, the payment made by the customer will not be reimbursed
.The landlord has the right to cancel or suspend the reservation in the event of force majeure (e.g. fire, natural disaster, action by the authorities or other unpredictable and independent event). If the booking is cancelled by the landlord, the customer is entitled to a full refund of the rent they paid. If the reservation is interrupted, the customer has the right to recover the rent corresponding to the unrealized part. If the booking has to be interrupted due to disruptive behaviour, the rent will not be refunded
.If the rental item is not accepted or received late, the customer is not entitled to a refund of the rent. If the customer cancels their reservation and leaves the property before the end of the rental period, no compensation will be paid for the unused time and the customer will not be entitled to a rental
refund.Stay in a rental property
Therental property is available to the customer, as a rule, from the day of arrival at 17.00 to the day of departure at 12.00. The keys to the rental property will be handed over to the customer on the day of arrival at 17:00 unless otherwise agreed with the landlord in advance
.The lessor has the right to collect a key pledge (300€) to be agreed separately from the customer upon arrival at the destination as security for the fulfilment of the customer's obligations and in case of damage. The key pledge will be returned to the customer on the day of departure when the keys are returned. Compensation for damage, as well as the cost of cleaning, can be withheld from the key pledge.
The rental includes a villa and a beach sauna with equipment, cooking utensils, dining utensils, cutlery, electricity, 4G mobile broadband, firewood, pillows, blankets, mattresses (bed linen included, beds covered) sup-lata 2 and a rowing boat. Basic condiments, toilet and kitchen towels are not included in the rental price.
Therental price includes final cleaning. Bed linen is included in the rent (beds are padded). Cleaning during the rental period is handled by the customer. Basic cleaning tools and materials can be found in the rental property
. Therental property can be used by a maximum of 6 people or as agreed with the landlord when booking. The property cannot be used by more people than stated at the time of booking. Possible guests in which the number of persons in the rental property is temporarily exceeded must be agreed in advance with the landlord. The use of a tent, caravan or rental equipment (e.g. bath tub) in the property is agreed with the
landlord.Smoking is prohibited indoors and on the terraces of the rental property. Bringing a pet to the rental property must be agreed separately with the landlord. Pet droppings must be cleaned up from the yard environment. The customer is responsible for any damage caused to the pet, for example, for extra cleaning.
Charging for an electric and hybrid car must be agreed separately with the lessor.
Customer's obligations and delivery of the rental property on the day of departure
The customer must follow the instructions and regulations given by the landlord regarding the use of the rental property. The customer is obliged to ensure that he has the documents he needs during the rental period valid (e.g. fishing fee) and the insurance cover he considers he needs.
The customer will hand over the rental property and its keys on the day of departure at 12.00, unless otherwise agreed with the landlord. If the customer leaves at any other time, the delivery of the keys and the return of the key pledge must be agreed with the landlord well in advance.
The customer takes care of the following things such as cleaning the grill, washing dishes, putting the dishes in place and garbage removal. In addition, the customer must take away empty bottles and cans and put the furniture in place. Food supplies must be taken away or taken to a waste point.
Linen should be left in a stack on top of the bed.
The customer is obliged to pay for the additional cleaning of the rental property in the event that, for example, there is smoking in the interior of the object or the premises have been left untidy and the final cleaning becomes additional expenses. Final cleaning is included in the rent. This ensures a quality holiday at Villa Metso
.Compensation for damages
The customer is obliged to compensate for the damage caused to the rental property or its movable property (advance payment of 300€) to be refunded when everything has gone well. The damage caused must be immediately reported to the landlord
.The landlord is not liable for any damage caused to the customer by force majeure or a similar cause (e.g. natural phenomena, challenging terrain, animals, insects, equipment failure, power outages, etc.) which was not caused by the landlord and whose consequences the landlord could not reasonably prevent. In addition, the landlord is not responsible for damage or consequences caused by normal natural phenomena. Considerable. Limited use of the beach sauna and summer and winter equipment (furniture, stairs, etc.) in winter (own responsibility). We reserve the right to change.
Remarks and complaints
The customer should immediately notify the landlord of any deficiencies that the landlord may correct during the rental period of the object. All comments and complaints relating to the subject must be addressed without delay after they have arisen
.If the customer does not notify the landlord of the defects in the landscaping immediately during the rental period, the property is considered to be in the condition in accordance with the contract. Deficiencies reported only after the rental period cannot be jointly established and the landlord is not liable for compensation for them
. Ifthe customer and the landlord do not reach an agreement on the matter, the customer may refer the matter to the Consumer Complaints Board. The parties seek to resolve disputes arising out of the agreement through mutual negotiations. If no agreement is reached in the negotiations, the disputes will be settled in the Lahti District Court. The agreement shall be governed by Finnish law
